Management Company Owned or Affiliated Maintenance Services
Some property management companies have a maintenance and construction division, or they are affiliated with a separate maintenance and construction company. Under these circumstances, a conflict of interest will exist, or the appearance of a conflict of interest will occur. It is for this reason that such management companies should always disclose to their clients their relationship to the people performing maintenance and construction services.
There are advantages and disadvantage to utilizing the services of in-house or affiliated maintenance and construction personnel. The primary advantages are potential cost savings and faster service. The primary disadvantage is that the workers are being supervised by the management company that earns money from each job.
Management clients never have an obligation to use workers who are in-house or affiliated with the management company and should not do so if they are uncomfortable utilizing them.
